The fire broke out just after 1 a.m. on West Tremont Avenue between Phelan Place and Sedgwick Avenue, according to the FDNY.
Officials said the fire started on the top floor of the building and spread to an adjacent apartment, prompting a second alarm.
When firefighters arrived, they found one person dead at the scene. Two others suffered minor injuries and were taken to a nearby hospital for treatment.
The American Red Cross said it is assisting seven families, including 13 adults and four children, with emergency aid and temporary lodging following the fire.
The fire was brought under control by 2:08 a.m.
The cause of the fire remains under investigation.
